     At one time this was one of the ugliest buildings along Wacker Driver, but in 2007 it underwent a remarkable transformation. Renovations both inside and outside turned a dark, concrete, brutalist monstrosity into a light, airy, glassy modern office building.

The change has done more than alter the building. It has altered the feeling of the entire corner. No longer is there a dark spot absorbing precious light in an area already struggling with shadows. Now its new facade refracts, reflects, and shares available light with pedestrians and neighboring buildings.

Starting in early 2006, 250 South Wacker underwent more than $25 million in renovations to update or replace all major building systems. The building was stripped to its bare essentials and the existing structure that remained was fully re-skinned. An innovative, energy-efficient HVAC system called the “Chill Beam System” was installed throughout the building. Combined with the installation of Low-e glass, 250 South Wacker has become an exemplar of next generation “green” building design.
